Reservation Terms.

1. Your reservation

These terms govern stays at El Cerro Estate, Vieques, Puerto Rico, operated by El Cerro Hospitality LLC ("we," "us"). When you book, we place a hold on your card for the deposit shown at checkout. We then confirm your dates — usually the same day — and capture the deposit. If the dates turn out to be unavailable, we release the hold in full and you pay nothing. Your reservation is confirmed once the deposit is captured.

2. Payment schedule

• At booking: the deposit shown at checkout (half the accommodation charge for your stay).
• 60 days before arrival: the remaining balance, plus the refundable $1,000 security deposit. We'll email you a secure payment link. Check-in instructions follow once the balance is received.
• Reservations made within 60 days of arrival are payable in full, including the security deposit.
• If the balance is not paid when due after reasonable reminders, the reservation may be cancelled under the cancellation policy below.

3. Cancellation policy

• 60 or more days before check-in: your deposit is refunded, minus a $500 processing fee.
• 30–59 days before check-in: the deposit is not refundable.
• Fewer than 30 days before check-in: all payments are non-refundable.
• If we can re-book your nights, we will refund everything you've paid minus the $500 processing fee, regardless of when you cancel. If you need to cancel, telling us right away is in everyone's interest.
• If your plans change, ask us about moving your stay before cancelling. Payments can generally be applied to new dates within 18 months, subject to availability and any difference in seasonal rates — this is how nearly every change of plans at the estate has been handled.
• Weather: inclement weather does not warrant a refund. A government-mandated evacuation of the area does — we'll reschedule your stay or refund the affected dates.
• We strongly recommend travel insurance, particularly for stays during hurricane season (June–November).

If we must cancel your reservation for any reason other than your breach of these terms, you receive a full refund of all payments, which is our full liability for the cancellation.

4. Security deposit

A refundable $1,000 security deposit is collected with your balance. If there is no damage to the property, no missing items, and no need for extra heavy-duty cleaning after your departure, it is refunded in full within one week of check-out. Smoking inside the houses forfeits the security deposit.

5. Occupancy & house rules

• Maximum 16 overnight occupants. Only registered guests may stay on the property.
• The primary renter must be at least 25 years old and present for the stay. No student groups under 25.
• El Cerro is entirely non-smoking indoors. When smoking outside, dispose of debris in trash cans, never on the ground.
• No pets without our prior written approval.

6. Events

Weddings and events are welcome at El Cerro — under a separate written event agreement arranged with us in advance (start here). Standard stay reservations do not include events. Hosting an unapproved event or bringing unregistered guests onto the property forfeits the security deposit, incurs a $1,000 charge, and may result in termination of the stay without refund.

7. Pool, sauna & assumption of risk

There is a swimming pool and sauna on the property, and no lifeguard or other safety personnel are provided. You and your guests use them at your own risk. You assume all risk for the use of the property and are responsible for any damage that occurs during your stay resulting from your or your guests' negligence. Please notify us immediately in case of fire or other casualty or accident on the property.

You agree to indemnify, defend, and hold harmless El Cerro Hospitality LLC and the property owner from and against any and all claims of any kind, and all costs and expenses including attorneys' fees, resulting from or in connection with loss of life, bodily or personal injury, or property damage arising from the use of the property by you or your guests.
